Getting started for landlords
NT Admin is the landlord workspace. The tenant portal is a quieter slice of the same record.
Open rent.databoardapp.com and sign in as a landlord. If you do not have an account yet, start there — this site does not create accounts.
Add a property, then units
- Create a property (a building or house).
- Add units inside it.
- Optionally attach meters (water, electricity, heat) to a property or a unit.
Use names people already use. “Pilies 8” and “Apt 12” beat internal codes.
Add people and a lease
- Add a tenant (a person) before you create a lease.
- Create a lease that links that person to a unit and a period.
- Upload the contract and any house documents you want them to see.
Keep the money visible
Create invoices with an amount, due date, and a short description (“August rent for Apt 12”). Record payments as they land. Overdue rent can also trigger an email if you turn that on.
Invite the tenant
When the lease is in place, invite the tenant to the portal. They should see their current home, invoices, and a way to send a request — not the rest of your portfolio.
What to skip on day one
You do not need every historical invoice. Start with the current period and the files you would hand over in person. Fill history when you have an afternoon, not before the first login.
